The Dolphin Point Villas resort was designed to provide you with a true taste of Florida Keys living. Our family-owned resort is a great place for a family vacation, a romantic weekend for two, or a romantic wedding venue. Dolphin Point Villas is set in the perfect location, directly on the glistening bay in a nicely secluded corner of Key Largo. Additionally, we are one of the premier venues for weddings and special events in the Upper Keys. We take pride in delivering a uniquely personal, private, and perfectly romantic wedding experience in the Florida Keys.
Dolphin Point Villas resort showcases six freestanding Caribbean-style homes featuring six villas and four suites (A total of 18 private bedrooms). We have overnight accommodations for up to 48 overnight guests and up to 125 guests for weddings and events. We offer The Nautilus Pavilion, a lovely, covered open-air event area underneath The Nautilus House for weddings and special events plus a 40’ by 60’ wedding lawn. Our resort also offers a private beach; a figure eight pool; a protected marina with boat dockage and boat launch, so that you can bring your own boat (NO jet skis); and complimentary paddleboards and kayaks on a first-come, first-serve basis.
Is there a restaurant on the property?
There are no restaurants directly on the property. However, there are several great restaurants within a couple of blocks of the property. Try our local favorites, Hobo’s Café, or Lazy Lobster for the best American and Caribbean cuisine and seafood.
Is there parking available on the property?
There is free parking available throughout the property. However, there is only one space available per unit plus a guest space in front of each unit. If you will have multiple vehicles, some may be required to park in guest areas, rather than in front of the unit.
Are you pet-friendly?
No, we are not pet-friendly; but we do, however, happily welcome service animals as defined by the federal Americans with Disabilities Act’s (A.D.A.) Service Animal Guidelines.
Are there fun things to do near Dolphin Point Villas?
Yes, there are a bunch of fun things to do near Dolphin Point Villas! Beginning with Dolphins Plus right next door. Enjoy an array of in-water and dockside dolphin encounters including a Kiss By a Dolphin and Paint with the Dolphins. And as guests of Dolphin Point Villas receive 20% OFF the dolphin encounters.
Another fun Florida Keys experience, visiting John Pennekamp Coral Reef State Park, a beautiful state park featuring both land and water adventures. There are also an array of charter services for snorkeling, diving, and glass bottom boat rides.
And, don’t forget, we have fun things to do right on our property as well! We offer a private pool, a private beach, a protected marina with a boat launch/ramp plus six boat slips, and paddle boards and kayaks free-of-charge. We can also connect you with companies for a private fishing trip, kayak trip, eco tour, or snorkeling and be picked up right from our dock.

At Dolphin Point Villas we keep it simple. The basics to host your wedding at our resort is as followed:
- A 2-night minimum stay for the full property is required (nightly rates vary by season)
- Plus a $6,000 site fee for use of property and event areas during your stay.
- And standard 12.5% taxes.
- No hidden fees or additional service charges.
If you choose not to rent the entire property, limited hours of use for the beach and Dolphin Point will apply. Non-wedding guests staying at the resort cannot be restricted from enjoying these areas. For more information, please contact our weddings team.
What property amenities do you have?
We offer a figure-eight pool, a private beach, a protected marina with a boat launch/ramp and boat dockage, plus paddle boards and kayaks free-of-charge. We can also connect you with companies for a private fishing trip, kayak trip, eco tour, or snorkeling and be picked up right from our dock.
Do you have boat dockage?
Yes! We offer a protected marina with boat dockage for vessels up to 24ft, plus a boat launch/ramp available at no extra charge. Boat slips must be requested in advance and are reserved on a first-come, first-serve basis. The slips can accommodate boats 24ft or less. If larger than 24ft, approval must be requested. Sorry, NO jet skis or jet ski trailers are permitted on the property.
Do you allow fishing from the property?
Fishing is allowed from our sand jetty (Dolphin Point) ONLY. NO FISHING is permitted in the marina or from the dock or beach areas. We feed the sea life in the marina for our guests to enjoy viewing the healthy marine life we have in the marina area.
Do you have Wi-Fi / How much is Wi-Fi?
Wi-Fi is available free-of-charge in all units and public areas.
Do you offer hotel shuttle services?
We do not offer a hotel shuttle service. Our staff will be happy to assist you to find public transport or will call a taxi for you.
Our Villas and Suites
What is the difference between a Villa and Suite?
Villas offer 1, 3, or 5 bedrooms with a fully equipped kitchen, living room, dining room, and laundry room. All bedrooms have a private bathroom.
5 Bedroom House: The Nautilus House
3-bedroom Villas: Tortuga Villa and Conch Villa
1-bedroom Villas: Sand Dollar Villa and Dolphin Villa
1-Bedroom Cottage: Coral Reef Cottage
Suites have 1 bedroom (king or 2 doubles), a sitting room with a queen Murphy bed; share a walk-in shower bathroom, as well as standard suite amenities consisting of a microwave, mini-fridge, and coffee maker only. (No Kitchens, no dishes or utensils).

Do you allow air mattresses?
Air mattresses can be used as long as the maximum occupancy of the unit is not exceeded. There are No Exceptions. Sleeper sets for air mattresses can be requested, in advance only, for a charge of the $45.00/per set. Sleeper sets include two (2) Flat queen sheets, two (2) pillows with covers, and one (1) summer blanket. Extra fees will be applied to the unit if any items of the sets are missing at checkout.
Do you offer smoke-free rooms?
All of our villas, suites, and public common areas are non-smoking. Smoking is not permitted in any unit, on surrounding decks areas, nor pool or beach areas. There are designated smoking areas along our fence line with receptacles. Please do not use the ground as your ashtray. Thank you!
Do you offer Housekeeping?
Housekeeping refresh services are offered one (1) time at no charge on stays of three (3) nights or longer. Refresh Cleanings includes: making of beds with existing linens, cleaning of bathrooms, restocking with fresh towels, replenishing toiletries and toilet paper, etc. Additional and/or daily refresh services may be requested (additional fees apply). Cleaning requests must be made/received by the office no later than 4:45 PM on the day prior to the service request to be guaranteed on the next day. Cleaning requests received after then will not be able to be provided the next day. We ask that all dirty towels be left in a pile on the bathroom floor for replacement.
Refresh of items is available upon request (including fresh towels, toiletries, toilet paper, coffee, etc.) at no additional charge. Refresh of item requests must be received by 4:45 PM to receive items on the same day. Requests for items received after then will not be able to be provided to you until the following day.
How much are your room rates?
Our room rates are not fixed. They fluctuate based on demand, availability, and season. We guarantee the lowest rates when you book directly with us by calling 305-451-0315. Plus, you’ll get a 20% discount on dolphin encounters at Dolphins Plus next door.
Can I change my unit type at check-in?
Yes. You may upgrade your room type upon availability and paying the difference upon check-in.
Are there a minimum number of nights required for me to book?
A two (2)-night minimum is required for all units.
Do you charge a security fee/deposit?
There is a security hold of $500 USD required at check-in for our one (1)-bedroom suites and one (1) and three (3) bedroom villas. There is a security hold of $1,500 USD required at check-in for our five (5) -bedroom, The Nautilus House.
Do children stay for free?
Children 17 and under stay for free but are counted in the number of guests allowed per unit. One (1) infant twelve (12) months or younger is allowed per bed and not counted. Pack-and-Plays are available and must be requested at the time of reservation.
What time is check-in?
Please note our office closes at 8 PM. If you foresee that your arrival will be after 8 PM, please call our office for details on after hours check-in.
Do you offer early check-in?
We do not guarantee the option of an early check-in. You may call on the day you are to check in to inquire if there are any early check-in options available. If your unit is not available for early check-in, we will check for another early check-in option, which may include the option to upgrade your unit type at a reduced rate. (Availability permitting, additional fees may apply.)
What time is checkout?
Do you offer late checkouts?
We do not guarantee the option of a late checkout. You may call the office on the morning of your checkout to inquire if a later checkout is possible. If available, additional fees may apply.
What is your cancellation policy?
STANDARD Cancellation Policy (Non-Holiday):

We ask for ten (14) -days notice prior to your arrival date to cancel/modify a reservation.
Any cancellations made more than fourteen (14) days prior to arrival date will be charged 1 night plus applicable taxes.
Cancellations made within fourteen (14) days of the arrival date will be charged the total cost of the stay.
NO REFUNDS will be offered for cancellations made within 72 hours of your scheduled stay.
Holiday Cancellation Policy:
ANY/ALL reservations during holiday date(s) range(s), including but not limited to New Years', American Independence (July 4th), Thanksgiving, Christmas, Easter, Fantasy Fest, Lobster Mini-Season, etc. must be cancelled/modified no less than thirty (30) days before arrival date in order to be eligible for a full refund less a $25.00 cancellation/processing fee.
Holiday date range reservations canceled within thirty (30)-days of arrival date are non-refundable.
Am I able to reschedule or change my reservation dates:
Any changes on packages, rates, or dates to your reservation must be made at least fourteen (14)-days prior to your scheduled arrival date, otherwise, you will be charged one (1)- night, plus all applicable taxes. To request a change in the date(s) of your scheduled stay or the length of your stay, you must contact us by phone or email. Subject to availability, any such change(s) may result in an additional fee. No changes to the reservation will be permitted within fourteen (14) days prior to your scheduled arrival for standard dates and thirty (30) days prior to your scheduled arrival for holiday date ranges.
Can I invite non-hotel guests on property and/or to visit me in my unit?
Yes, by following our security rules explained below.
All non-hotel guests must first visit our office to be registered and purchase Day Pass guest bracelet(s). Once they’re registered, they will receive the gate code to enter the property. Hotel guests may not give out the gate code to friends visiting them. You may, however, provide the code to food delivery personnel.
*** Any person(s) found on Dolphin Point Property without either bracelet (guest or Day Pass) will be asked to provide one. If a bracelet cannot be provided and it is found they have entered the property without registering with the office first, said person(s) will be asked to leave the property immediately for trespassing and will not be allowed to return. Any hotel guest(s) found providing gate codes to non-hotel guests will be asked to vacate the property immediately without a refund for violation of our security rules.
Day Pass Guest Rules and Regulations:
- Day Pass guest bracelets are $20.00 per person per day (adult or child).
- A limit of four (4) Day Pass guests allowed per unit per day.
- Day Pass guests are not permitted to stay in units overnight or park overnight.
- In-Room Parties are not permitted without prior approval by management.
- Day Pass bracelets must be returned by end of the day or given to hotel guest to return for them by 9 AM the following morning.
- Bracelets not returned will be charged to the credit card on file at a cost of $20.00 per bracelet.
Where can I get a copy of my invoice after departure?
If you booked directly with us by phone or on our website, please contact our office and we will be happy to provide you with an invoice. If you booked through any third party booking service, please contact the third party for your invoice.
What should I do, if I lost or forgot something in my room?
Please contact us directly. Our rooms are cleaned within 24 hours of your departure. Your item may have already been found by our housekeeping team and turned into the office. If it has not been found in the unit, we will take your information and contact you if it is located.
