Check-in is at 3pm. Please present ID card, passport or temporary residence card upon check-in.
Check-out is at 11am. If guest(s) require a later check-out, please contact the front office before 10am on the day of departure, and hotel staff will do their best to accommodate guest(s) request. A charge may apply, depending on availability.
If guest(s) are not in the room after this time, guest(s) give the hotel staff full permission to remove their belongings from the room and will not hold hotel liable of any damage or loss. Guest(s) understand that there will be a charge the rate of one (1) night plus all applicable taxes to your credit card.
A one (1) night stay + taxes and fees (non refundable) is charged at the moment of booking. The remaining amount due is charged at the day of check in. If cancelled within fourteen (14) days of arrival or in case of a no-show, you will be charged 100% of the amount due corresponding to the full length of stay.
All requests to make any change(s) to packages, date of arrival, and/or length of stay on your reservation must be received by phone or email. Any change(s) to packages, date of arrival, and/or extend the length of stay made less than 14-days prior to your arrival date, will be subject to a service fee of a one-night stay plus taxes.
Specials and Packages
Any Offer, Special, or Package is subject to availability and may not be combined with any other sale, promotion, discount, code, coupon and/or offer. Offer is not applicable for groups. All taxes apply. Management reserves the right to change or cancel all promotions.
Age Restriction Policy
Guest(s) checking in to resort must be at least 21 years or older with valid driver's license to check-in without a parent or legal guardian.
No Pet Policy
Any evidence of pet(s) on hotel property or in a guest’s room will result in a $500 cleaning fee per day charged to the guest account. Any guest found with pet(s) in their room will be asked to leave the property immediately. “Service animals” are allowed with proper documentation as long as they are ADA certified. The Americans with Disabilities Act (ADA) 2010 Regulations define a service animal as “any dog that is individually trained to do work or perform tasks for the benefit of an individual with a disability, including a physical, sensory, psychiatric, intellectual, or other mental disability. Other species of animals, whether wild or domestic, trained or untrained, are not service animals for the purposes of this definition." C.F.R. § 35.104 and § 36.104 (2010). It’s important to note: crime deterrence, safety or the provision of comfort or emotional support do not constitute "work or tasks" under the ADA.
All Dolphin Point Villas is a smoke-free hotel/resort. If guest(s) smoke or allow other occupants to smoke in the unit, guest(s) will be charged a room recovery fee at minimum of $500.00 in order to cover the extensive cost of restoring guest rooms to a smoke-free condition. Smoking is also prohibited in ALL public areas of the resort, including all buildings, inside villas/suites, their surrounding decks, and all pools, beach, & marina areas. Smoking is only permitted in the designated "smoking" areas along the fence line of the property. Please use receptacle, not the ground, to discard cigarette butts.
Cleaning Fee Policy
Any costs associated with excessive cleaning procedures will be charged to the credit card of the registered guest. A room recovery fee equal to the current nightly rate also may be charged. In extreme cases, criminal charges will be pursued.
Please note standard Internet service is complimentary with room purchase and suitable for emailing and social networking. Please note that guest room Wi-Fi is not meant for streaming large media files, watching movies or gaming.
If a complaint occurs due to the negligence of those occupying a guest room, disorderly conduct, unlawful activities, or repeated noise complaints, the offending guests may be evicted and/or receive additional charges to their account. If a guest is evicted, they are not entitled to any refund. If damages occur to the guest room or other areas of the hotel, the cost of the damage will be charged to the credit card registered upon check-in.
Debit and Credit cards will be authorized at check-in for the amount of $500 to cover incidentals and / or damages ($1,500 for the Nautilus House). Guest(s) understand if booked through an Expedia partner or if guest(s) would like to use a different credit card than the one on file, guest(s) will need to provide this information to the DPV Guest Service Specialist: This credit card on file will have a hold in the amount of $500.00 US ($1500.00 US for Nautilus House) placed on it at check-in for any incidentals, damages, or missing items.
The authorization will hold the funds until check out, at which time the amount actually incurred during the stay will be charged (we reserve the right to charge the debit / credit card for the full amount of the incidental / damage incurred). Authorized amounts may take up to 30 days after departure to be released by your bank or financial institution and Dolphin Point Villas will not be responsible for any resulting fees or charges.
If guest(s) choose to pay cash, guest(s) understand that guest(s) will be required to pay the amount of the reservation in full, including taxes and fees upfront. A $500.00 deposit per night is required and will be returned to guest(s) on your departure date, pending any damages.
Guest(s) acknowledge and understand that Dolphins Plus & Dolphin Point Villas cannot be responsible for guest(s) safekeeping or any valuable items left in unit. Accordingly, guest(s) acknowledge that guest(s) will be responsible to take reasonable precautions for guest(s) own safety while on the hotel's property.
Non-Liability For Personal Property
Guest agrees that We shall not be liable for any loss of or damage to any personal property in or on the premises or stored in rooms or places provided to Guest in connection therewith, nor shall We or our employees be liable to Guest, Guest's family, guests, or agents for failure to repair or maintain any part of the premises or property contained therein, absent gross negligence. Guest further agrees that We shall not be liable for any damage to the personal property of the Guest, Guest's family, guest or agents arising from theft, vandalism, fire, water, rain, acts of God or government, interruption of utilities, acts of other or other third party or external causes whatsoever. Any personal property left behind is immediately forfeited.
Free parking is available throughout the property. There are a limited number of spaces available in front of each unit. Parking spaces are available on a first come, first serve basis and overflow areas are available. Each car will need to have a parking permit issued by Dolphin Point Villas. Day guest; may park one car on property with a hot pink parking permit.
Guest(s) can fish from hotel beach point (NO FISHING is permitted from the marina or the waterfront beach access). Never discard of fish entrails in the water near the point, or any areas where others might come across them.
Dolphin Point Villas offer a marina with a limited amount of boat slips and a boat launch/ramp available at no extra charge. Boat slips must be requested in advance and are reserved on a first come first serve basis. Jet skis and/or Jet skis trailers are not permitted on property.
Non-Hotel Guest Visitor (Single Day Pass)
Non-hotel guests may visit the Dolphin Point Villas (DPV) property and/or guests staying at the resort by registering & purchase Single Day Pass guest bracelet(s) for $20.00 + tax per person (adult or child). A limit of only four (4) Single Day Pass guests allowed visiting per unit per day. Any person(s) found on the Dolphin Point Villas property without a bracelet will be asked to provide one. If they cannot provide a bracelet, said person(s) will be asked to leave the property immediately for trespassing and will not be allowed to return. Any hotel guest(s) found providing gate codes to non-hotel guests will be asked to vacate their unit and the property immediately forfeiting the remainder balance of their stay for violation of our security rules. Single Day Pass guests may remain on property until 10:00PM and are not permitted to stay or park overnight.

Should the Monroe County Emergency Management Office issue a Mandatory Evacuation for the city of Key Largo, We will require guests to check out and vacate the Property. In this event, no exceptions will be made and guests will not be required to pay for their unused nights at the Property. If no official evacuation order is issued and guests choose to evacuate, the guests will be responsible for the entire cost of their original stay, including any unused nights.
In the event of a disagreement between the parties concerning an alleged breach or interpretation of this agreement, the parties consent to binding, mandatory arbitration with an arbitrator in Marathon, Monroe County, Florida, using the Commercial Arbitration Rules set forth by the American Arbitration Association. The party not prevailing shall pay all the attorney's fees and costs to the prevailing party. This agreement contains the entire agreement between the parties hereto and may be modified only in writing signed by all parties. This agreement shall be binding upon and insure to the benefit of the successors and assigns of the agent and the heirs, administrators, executors, successors and assigns of the owner. It shall be governed by the local ordinances of the municipality, County of Monroe, the laws of the State of Florida and the laws of the United States of America. If any provisions of this agreement inadvertently are in conflict with said ordinances or laws, the latter shall prevail.
Guest is responsible for and shall indemnify the us and hold them harmless from any and all claims, liability, demands, actions, causes of action, expenses, damages, losses or injuries sustained by any person including Guest, Guest's family, agents, guests or invitees as a result of or arising from the Guest's subject occupancy, including, but in no way limited to claims arising from the use of any pool, hot tub, spa-pool, water area or dock, which are part of the premises. Guest shall also be liable and indemnify Us for attorney's fees and court costs incurred by CPVR, LLC in enforcing any of the terms, covenants or conditions of this Agreement or which are sustained by Us as a result of or arising from or during Guest's subject occupancy.
Kayak/Paddle Board Equipment Use & Liability Release
Guest(s) accept for use, as is, the equipment listed below, and you accept full financial responsibility for the care of the equipment while in your possession and/or for guest(s) entire party staying at Dolphin Point Villas, LLC. Guest(s) will be responsible for the replacement, at full value, of any equipment used which is lost, stolen, damaged, or otherwise not returned to Dolphin Point Villas, LLC as well as other applicable fees as outlined on the Equipment Use Agreement.
Guest(s) understand that the sport of paddling and other related water activities involves inherent and other risks of injury and death. Risks include but are not limited to: physical exertion, inclement weather, capsizing of the watercraft, immersion in water, hypothermia, accidents or illness in remote areas, equipment failure or malfunction, drowning, and loss or damage to personal property. Guest(s) voluntarily agree to expressly assume all risks of injury or death that may result form the use of this equipment. Guest(s) agree to use the equipment only in the specified and agreed upon area, and further agree to wear an approved person flotation device at all times while using the equipment and that you understand the equipment’s use and function. Guest(s) agree to release Dolphin Point Villas, LLC; it’s owners, employees, volunteers, affiliates, agents, officers, directors, and manufacturers and distributors (collectively “providers”) of the equipment from all liability for injury, death, property loss and damage which results from the equipment user’s participation in kayaking, paddle boarding, or other related watersports activity, or is in any way related to use of this equipment, including all liability which results from negligence of providers, or any other person or cause. Guest(s) further agree to defend and indemnify providers for any loss and or damage related in any way to use of the equipment. With respect to group rentals, by accepting “the terms and conditions of Dolphin Point Villas”, lessee hereby represents and warrants that he/she has secured the consent of all users of the equipment being rented to assume all risks of injury, loss, or damage resulting from or related to the use of this equipment and to release the providers from all liability as provided above.
